Rental Policies


RESERVATIONS REQUIRE A 2 NIGHT MINIMUM. MEMORIAL DAY TO LABOR DAY IS A 5 NIGHT MINIMUM FOR OUR FOUR BEDROOMS AND LARGER, AND 3 NIGHTS FOR SMALLER CABINS.THANKSGIVING AND CHRISTMAS/NEW YEARS REQUIRES A 7 NIGHT MINIMUM FOR ALL CABINS.

  • RESERVATIONS– There are no check-ins or check-outs on Thanksgiving from November  –  or Christmas Days of December 23-26.  We also require a seven night minimum for Thanksgiving and Christmas/New Years so that we can spend time with our families. You must provide a credit card to secure this reservation request. When booking your reservation you are required to pay 50% down at time of booking and the remaining balance is due 30 days prior to arrival. Each reservation is subject to a non refundable service fee which varies depending on the size of the house. This service fee includes a hot tub fee, maintenance of the property, and administrative costs. If you do not want to use your credit card online, you must call the office to make the reservation. Guests must stay in the same chalet seven consecutive nights to get the seventh night free. Rates are subject to change without notice.
  • PAYMENTS We accept Visa, Discover, MasterCard and Personal Checks. No personal check accepted less than 30 days prior to arrival.
  • CANCELLATIONS/REFUNDS NO REFUNDS DUE TO WEATHER CONDITIONS. CHAINS OR FOUR-WHEEL DRIVE VEHICLES REQUIRED IN WINTER MONTHS IN THE EVENT OF INCLEMENT WEATHER. WE CANNOT PROVIDE ANY TRANSPORTATION FOR OUR GUESTS.
  • RESTRICTIONSWe allow no weddings, wedding receptions, Graduation Parties, Group parties, House parties. All reservations must be made by someone at least 21 years of age who is staying in the chalet.PETS
  • Small dogs 25lbs and smaller are permitted with a signed pet release and a $75 non refundable fee.  Pets MUST be kept in a kennle when left at the cabin unattended.  PLEASE keep your pet off the beds and furniture.  If there is excessive cleaning that needs to be done because of your pet upon your check out you will be charged.
  • MAXIMUM OCCUPANCYEach cabin has a maximum occupancy which indicates the bedding accommodations and/or the limit set by us. Anyone not complying will be asked to leave with no refund. When registering, be sure you have accurately stated the number of guests in your chalet. Tennessee Law (T.C.A., Sec. 62-7-107) provides that procuring accommodations under false pretense is a crime punishable by fine up to $500 and/or imprisonment up to 90 days.
  • ACCOMMODATIONS Agents or an authorized employee or repairman may enter the chalet during business hours for any purpose connected with repair, care, or maintenance of the chalet. No appliances, whirlpools, hot tubs, or heat/air systems are guaranteed, and there will be no refunds for failures. We try to keep these in as good working order as possible, and any failures will be fixed as quickly as possible after being reported. No refunds will be made for electrical outages or other acts of God.  Wood and gas is provided for fireplaces from October 1st through March 31st.Pool Privileges:
    Guests staying on Ski Mountain will have membership to three area clubhouses with outdoor swimming and tennis courts. One membership card is provided per house and is good for the entire party. You will be asked to show card upon entry of the recreation area. Clubhouses are open mid-May until mid-September. Call office for exact dates. There are no lifeguards. Children 14 or younger must be accompanied by an adult. Reservations for tennis courts are suggested during the summer.

    Linens: 

    All bed linens and bath towels are provided. We do not provide towels for the swimming pools; please bring your own beach towels.

    Housekeeping: 

    Departure maid service is included in your rent. We do ask, however, that you leave the kitchen clean, take the trash out and lock all windows and doors.

    Wildlife: 

    We have an abundance of wildlife in the mountains, including raccoons, deer, cats, squirrels and especially bear. Please DO NOT leave food out for these animals. It is for their protection as well as yours that they do not eat human food. Please enjoy the bears from a safe distance and never attempt to photograph close up or hand them food.
  • Additional provisions and conditions are outlined in the lease agreement which you will be required to sign upon booking.Every effort has been made to insure the accuracy of the information contained on this website.
